Multi-Property Manager

Location: Phoenix, AZ.

Status: Full-Time

Salary: 70 000$ up to 75 000$ per year plus bonus

Reporting to the Regional Asset Manager, the Multi-Property Manager is responsible for the daily and overall management of three of our real estate properties. The manager ensures that the properties are well-maintained, and occupied, and generate optimal financial returns for the owners. This individual plays a key role in maximizing the value and profitability of real estate properties. Responsibilities:

  • Supervise and coordinate maintenance, repair, and property upkeep activities.
  • Manage external service contracts such as security, cleaning, and renovation work.
  • Ensure safety and compliance standards are met within the properties.
  • Develop and implement marketing strategies to attract qualified tenants.
  • Evaluate lease applications, conduct property tours, and negotiate leases.
  • Maintain high occupancy rates by managing lease renewals and seeking new tenants.
  • Establish and manage property budgets, ensuring income and expenses are tracked and controlled.
  • Oversee rent billing, debt collection, and expense settlement.
  • Prepare regular financial reports for property owners.
  • Manage tenant relationships, address their requests, and resolve property-related issues.
  • Provide quality customer service and effective communication with tenants.
  • Handle compliance issues, disputes, and lease termination requests.
  • Negotiate and manage lease agreements, service contracts, and maintenance agreements.
  • Collaborate with lawyers, real estate brokers, and other professionals to ensure legal compliance and protect owners' interests.
  • Monitor contract deadlines and handle necessary renewals.

 

Requirements:

  • University degree in real estate management, business administration, or a related field.
  • Relevant professional experience in managing multi-residential properties.
  • Relevant experience in lease-up of Class C properties.
  • Knowledge of the software RealPage and Onsite is considered an asset.
  • In-depth knowledge of laws, regulations, and procedures related to property management.
  • Excellent financial management and cost analysis skills.
  • Ability to work independently and manage multiple tasks simultaneously.
  • Strong communication and problem-solving skills.

 

Languages: English oral and written, is required for this position
